How Much Does a Slate Roof Cost? Repair vs. Full Replacement (2026)

Slate · 1:25 How Much Does a Slate Roof Cost? Repair vs. Full Replacement (2026)

A slate roof cost is a range, and the range has reasons. National 2026 cost guides put natural slate at roughly $19 to $26 per square foot installed, and most full Greater Boston replacements land around $35,000 to $80,000. This 85-second video covers what moves a quote (pitch and staging, street access, every chimney, dormer, valley and sidewall, copper flashing, hidden deck rot, and a structural review on a house that never carried slate) and why a handful of broken slates or a leaking chimney is usually a repair, not a tear-off.

Two slate roofs on the same Boston block, the same size, can price thousands of dollars apart. A slate roof cost isn't one figure. It's a range, and the range has reasons.

Start with scale. National 2026 cost guides put natural slate at roughly nineteen to twenty-six dollars per square foot installed. Around Greater Boston, most full replacements land somewhere around thirty-five to eighty thousand dollars, and steep historic roofs can go higher.

Then the house takes over. Pitch and staging. A tight street with no spot for a dumpster. Every chimney, dormer, valley, and sidewall, because each one is a flashing detail, and when you count them, you've counted most of the labor. Copper flashing, rebuilt rather than patched. Deck rot that nobody can see until the old slate comes off. And on a house that never carried slate, a structural review, where reinforcement can add roughly one thousand to ten thousand dollars.

The scariest number is often the wrong one. Slate is built for repair. A handful of broken slates or a leaking chimney is usually a repair, often a few hundred to a few thousand dollars, not a tear-off. That's why Arturo walks every slate roof before a number goes on paper. Don't pay for a tear-off you don't need. And don't patch a roof that's done. Book a free, owner-walked assessment.
