A flat residential roof at end of service, with multiple failed penetration boots and standing water in two spots. We tore it off to the deck, repaired the rot, rebuilt the assembly, and replaced every failed plastic boot with hand-formed copper.
How it was done
Full tear-off
Stripped the failed membrane down to the deck so nothing old stayed buried in the new assembly.
Deck repair
Replaced the rotted decking and corrected the low spots that were holding water.
ISO insulation
Laid new ISO board to R-25 with proper slope to the drains.
Fully-adhered EPDM
Installed a fully-adhered EPDM membrane — no ballast, no fasteners through the field.
Copper penetrations
Hand-formed copper boots at every pipe and chimney, replacing the original failed plastic ones.
